Wampold Companies, founded in 1981 by Mike Wampold, has built a solid reputation of proven performance in the areas of real estate development, construction, major capital renovations and property management.
Since inception, the Company has developed, constructed and/or performed major renovations on approximately 4,000 multi-family housing units located throughout the state of Louisiana. The Company’s portfolio consists of luxury rental housing located in Shreveport, Baton Rouge, Lafayette, and New Orleans along with 600 military housing units located at Fort Polk, LA. Wampold Companies manages and maintains all of its communities.
In addition to multi-family housing, Wampold Companies owns and manages approximately 1,000,000 rentable square feet of commercial office properties, including CB&I Plaza (formerly Shaw Plaza), a 240,000 square foot office facility in Baton Rouge. In 2001, the company also co-developed the 707-room Astor Crown Plaza and Alexa Hotel complex located adjacent to the French Quarter on the corner of Bourbon Street and Canal Street in New Orleans. This property was sold in May 2005.
In March 2008, Wampold Companies completed construction of The Crescent at University Lake Condominiums. The Crescent is a 165-unit luxury, mid-rise condominium community consisting of 300,000 square feet of living area situated above a parking deck, located on University Lake near the gates of Louisiana State University. The Crescent exhibits cultural depths and diversity with a character all its own. It is a promise of exquisite living embraced by Old World charm and New World elegance. A private retreat influenced by European architectural, this grand and secluded community is a tribute to living at its very finest. 90% of the units have sold.
II City Plaza, another prestigious Wampold Class A office building located in downtown Baton Rouge, was completed in 2009. It is located adjacent to the current City Plaza in the heart of the Central Business District. The structure encompasses the highly visible corner of North Boulevard and 4th Street.
The Renaissance Baton Rouge Hotel, debuting September 2011, is a full service hotel featuring 256 spacious rooms; of which 63 are suites. This luxury hotel offers the finest amenities including 12,000 square feet of meeting space, including a 7,500 square foot grand ballroom; a resort style swimming pool and courtyard area, a concierge lounge and a fine dining restaurant. Conveniently located on Bluebonnet Boulevard one mile south of I-10, the hotel is ideally located in the heart of the business and medical corridors of Baton Rouge.

1982, Rural Development Housing. Wampold Companies began with the development of apartment communities in rural areas of south Louisiana financed through the Farmer’s Home Administration. The company eventually developed and managed seven such properties located throughout south Louisiana.
1985, Conventional Multi-family Housing. The Company began acquiring and performing major renovations to existing conventional multi-family apartment communities. Most, if not all, of these properties required major structural and cosmetic renovations. The result was a dramatic improvement in the quality of living environment for the residents as well as to the value of each asset. Since 1985, the company has acquired and renovated 14 such properties. The company currently owns and manages a portfolio consisting of over 2,500 apartment homes containing over 2.3 million square feet.
1985, Section 801 Military Family Housing. The United States Army Corp of Engineers and Fort Polk housing personnel selected Wampold Companies, from among 17 other applicants to develop, finance, own, manage and maintain 600 family housing units under the Section 801 Military Family Housing Program.
Since this was one of the first projects of its kind, the Company, the Corp of Engineers and Fort Polk housing worked closely together to finalize the development plan. Construction began in 1986 and the project was completed ahead of schedule. Located just outside the gates of Fort Polk, Sycamore Point and Timber Ridge Apartments consist of 672,000 square feet within 600 apartment homes. The two developments are situated on 134 acres allowing the properties to have a “park-like setting”.
Over the course of our 20-year operating history with these properties, the Company, in cooperation with Fort Polk housing personnel, has developed efficient and effective systems and procedures relating to housing assignments and terminations, unit turnover maintenance, preventive maintenance programs, other routine maintenance, quality control and capital repair projects. In our opinion, we forged a relationship with Fort Polk housing personnel of mutual trust and respect. Over the years, problems have been consistently resolved in a fair and effective manner.
Commercial Buildings. The company purchased and renovated its first office building, V United Plaza, a 58,063 square-foot building located in the highly desirable United Plaza Office Park off Essen Lane in Baton Rouge. Later, the 170,000 square-foot City Plaza building was acquired and renovated in 1999 and is often acknowledged as the most prestigious office building in downtown Baton Rouge. III United Plaza, a 60,000 square foot building, was purchased in 2001 and, like V United, serves as the business address for several corporate clients. In the summer of 2002, Wampold Companies completed the construction of Shaw Plaza, a 12-story 240,000 square-foot building. In addition to office space, the building offers tenants a cafeteria, a fitness center, 800-car parking garage and other ancillary services.
Riverside Tower North (formerly the Bank One North Tower) is a 210,000 square-foot Class A office building. It was purchased in 2003 and is regarded as one of the premier buildings on the Baton Rouge skyline. With exceptional visibility and accessibility, the property is located on the south side of Laurel Street between North Fourth Street and North Fifth Street in downtown Baton Rouge.
II City Plaza, another prestigious downtown office building, was completed in 2009. It is located adjacent to City Plaza in the heart of the Central Business District. The new structure is connected to the existing building via a granite and glass breezeway and covers the highly visible corner of North Boulevard and 4th Street. Adding to Baton Rouge's most prestigious business address, II City Plaza is a 12-story, 260,000 square-foot Class A office building. It complements the existing building but allows for significant technological and esthetic improvements, which one would expect from a 21st century CBD office space. A 7-story, 700 space parking garage has been built to accommodate the tenants and visitors of both City Plaza and II City Plaza.

Bayonne at Southshore is a 240-unit luxury rental community located on University Lake adjacent to the Crescent at University Lake. Bayonne is scheduled for completion in the Summer of 2017 and will be one of the finest the city has to offer.
Harveston is a 1500-acre mixed use community under development as a joint venture by Wampold Companies and Fetzer Properties. Harveston is located in Baton Rouge at the southern end of the parish at Bluebonnet Blvd and Nicolson Drive (LA Hwy30) and extends to the University Club development. Currently, the first two phases (The Preserve at Harveston and The Lakes at Harveston) are under development. Both of these developments are mid- to upper-end single-family home sites which have been selling well above projections. Retail and commercial developments will follow the residential.
Watermark Baton Rouge Hotel is a 144 room Marriott Autograph branded hotel which will be located in the historic (circa 1925) Louisiana National Bank building at the corner of Third and Convention Streets in the heart of downtown Baton Rouge. This, along with the Renaissance Hotel, will be Baton Rouge’s only 4-Diamond hotels. Designed by Gensler Architecture with expansive views of the Mississippi River, the Watermark promises to be Baton Rouge’s premier downtown hospitality venue.

Milford (Mike) Wampold, III
Chairman and CEO
As founder and owner of Wampold Companies, Mike Wampold is directly responsible for the direction and growth of the company. He oversees strategic corporate planning, corporate financing and new project development. Mike is a graduate of Louisiana State University and holds the CCIM designation from the Commercial Real Estate Investment Institute. He has been involved in the development, construction, renovation, ownership and management of real estate holdings for over 30 years. Notable Baton Rouge development projects include CB&I Plaza (formerly Shaw) office building, Crescent at University Lake Condominiums, Bayonne at Southshore apartments, I & II City Plaza office buildings, the Renaissance and the Watermark hotels. Mike has also developed projects around the state. Mike is a member and former director of numerous industry and civic organizations and currently serves on several boards, including the Baton Rouge Business Bank, LSU Tiger Athletic Foundation, the Baton Rouge Good Growth Coalition, BREC Foundation, Fellowship of Christian Athletes, Make a Wish Foundation and Woman’s Hospital. He is a life-long resident of Louisiana.
Ted R. Terrell
Ted joined Wampold Companies in March 1993 to oversee all capital repairs, maintenance, renovation and construction activities. Ted now serves as the company’s President. In this capacity, he assists in the development of new ventures and coordinates the construction of all capital improvements on new and existing properties. Ted has served in various capacities within the company during the past 23 years and most recently overseeing the rehabilitation of a historic bank building into a 144-room hotel in downtown Baton Rouge as well as assisting in development of the company’s newest multi-family community, Bayonne at Southshore. Other recent projects in Wampold Companies’ timeline include the 256-room Renaissance Hotel, a165-unit luxury condominium community, The Crescent at University Lake Condominiums as well as the 12-story, 260,000 sf, Class A Office Building, II City Plaza, and parking garage located in downtown Baton Rouge. Ted assists in the due diligence of potential acquisitions by assessing the quality of construction and the capital repair requirements of each project. During his tenure with the Company, he has coordinated the renovation of over 3,000 apartment homes with an estimated capital outlay exceeding $45 million dollars. Prior to association with Wampold Companies, he was Vice-President of Big River Construction, a company specializing in multi-family renovations throughout the United States. During his 6- year tenure at Big River, Ted was a project manager/coordinator in the major renovation of over 5,000 apartment homes around the country. Ted is a graduate of Louisiana State University with a bachelor’s degree in construction. He holds a Louisiana State Contractor License and is a member of the Capital Region Builders Association.
Lori M. Boeneke, CPA
Chief Financial Officer
As Chief Financial Officer for Wampold Companies, Lori oversees several corporate functions including all areas of accounting, human resources, IT, risk management and general financing activities. She is also involved in the oversight of operations for the multi-family apartment properties, condominium association management, commercial property management, hotel management as well as new development projects. Lori began her career with Wampold Companies in 1994. She was named to this current position in 2007 following a thirteen-year career of advancement within the company. Lori graduated from Louisiana State University with a Bachelor of Science in Accounting in 1994. She received her CPA designation in 1995 and her CGMA designation in 2012. Her memberships include the American Institute of Certified Public Accountants and the Society of Louisiana CPAs. In 2005 Lori was recognized by the Baton Rouge Business Report as a Top 40 Under 40 award recipient.
