Assistant Manager\Computer Operator | Baton Rouge, LA


  • Monitor the Community continuously for liability issues and make recommendations for corrective action to Community Manager.
  • Coordination of all efforts during extreme emergencies in Community Manager’s absence.
  • Responsible for timely Incident Reporting to Vice President of Property Management to assure that notification is given regarding all out of the ordinary occurrences, in Community Manager’s absence.
  • Responsible for being aware of and practicing Fair Housing regulations and policies at all times.
  • Assure that a positive, harassment-free work environment is maintained at all times.
  • Task scheduling and monitoring time management skills of all Team Members to assure of effective and productive use of Company time in Community Manager’s absence.
  • Communication and implementation of Systems, Policies and Procedures from Corporate Office to staff.
  • Conduct scheduled Weekly Team Planning Meetings in Community Manager’s absence following the approved format for conducting these meetings.
  • Document minutes for Weekly Team Planning Meetings in Community Manager’s absence.
  • Proper completion, verification and timely submittal of personnel information and E-Time reports in Community Manager’s absence.
  • All facets of Computer responsibility assuring that all information is accurate and reported timely.
  • Support Community Manager in assuring that all Move In Files are accurate and complete before filed away.
  • Move in File preparation
  • Prepare Lease Renewal report & submit to Community Manager for approval.
  • Monitor rent collections & issue applicable notices in a timely manner.
  • Assure that bank deposits are made daily without fail when funds are on site.
  • Assist w/ completion and submittal of Weekly Property Reports as directed by Community Manager.
  • Vacant Utility Report completion & timely submittal.
  • Intent To Vacate verification & recording.
  • Preparation & issuance of Acknowledgement of Move Out Letters to all Residents who have issued an Intent To Vacate.
  • Assure that ALL applicable move out charges and fees are charged to those Residents who break their Lease.
  • Completion of necessary move out paperwork sent to Resident & Corporate Office.
  • Submit unpaid balance information to Credit & Collections Department in a timely manner.
  • Submit all Credit Loss entries to Community Manager to obtain approval from Vice President of Property Management.
  • Assist with Community errands as warranted.
  • Office mail & correspondence distribution.
  • Monitor Key Control Log to assure that it is consistently maintained.
  • Participate in routine Manager/Assistant Manager on-call schedule and assure of adequate after hours coverage at all times.
  • Assist Maintenance Supervisor in the placement of orders for supplies and services in Community Manager’s absence.
  • Completion of Purchase Orders in Community Manager’s absence.
  • Monitor contractors and vendors to assure that services and products are of proper quality, cost effective, etc.
  • Effective resolution of Resident complaints & concerns.
  • Prepare Lease Renewal notices & assure of distribution.
  • Assure that Residents are contacted when there is a delay in completing a Repair Order that was called in (i.e. part on order, contractor scheduling etc.)
  • Handle Resident lease violation issues timely documenting file of action taken.
  • Maintain Warm Call Program in the absence of to assist Leasing Assistant Manager during high volume periods.
  • Maintain Repair Order Follow Up Program in the absence of or to assist Leasing Assistant Manager during high volume periods.
  • Telephone & In Person Sales Presentations in the absence of or when Leasing Assistant Manager is assisting other Residents or Prospects.
  • Select Target Apartment Homes at the beginning of the week and as needed to assure that there is a Target in every available unit type for showing purposes (in Community Manager’s absence).
  • Assure that Target Apartment Homes are freshened and the electricity is turned on each morning for showing purposes (in Community Manager’s absence).
  • Rental application processing in the absence of or to assist Leasing Assistant Manager during high volume periods.
  • Guest Card Follow Up in Leasing Assistant Manager’s absence.
  • Assist Community Manager in monitoring quantity of Lease Expirations 90 days in advance so that pro-active measures may be taken to enhance marketing program, make early renewal contacts etc.
  • Maintain Move In Gift Program in the absence of or to assist Leasing Assistant Manager during high volume periods.
  • Document Repair Orders reported by Residents.
  • Document action needed for deficiencies notes on Observation Reports for assignment.
  • Monitor Repair Order Journal daily in Community Manager’s absence to assure of timely completion of Repairs Orders, and proper completion & follow up documentation.
  • Monitor completion of Observation Reports in Community Manager’s absence.
  • Conduct A-Status Make Ready Inspections in Community Manager’s absence.
  • Monitor painting, carpet cleaning, and carpet/vinyl replacement contractors in Community Manager’s absence to assure that services and products are of proper quality, cost effective etc. Inspections are to be done after every contract job is completed and prior to the invoice is submitted for payment.
  • Participate in routine Pest Control inspections.
  • Monitor lights out report submitted in Community Manager’s absence assuring of timely submittal and that burnt bulbs are replaced immediately once reported.

Full-time maintenance position for HVAC preventative maintenance, repair and replacement. The job description includes but may not be limited to the following duties.

  • Complete preventative maintenance on all assigned HVAC units as assigned
  • Diagnose and repair HVAC equipment problems.
  • Diagnose and repair plumbing, electrical and appliance problems
  • Assist in technical repair orders
  • Repair pool pumps and equipment
  • Assist in touchup paint of metal handrails and stairs when needed
  • Assist in building detail (keep stairs, stairwells, breezeways, patios, walkways, and apartment entrances clear of debris with blowers) when needed

  • PLUMBING - Experienced in plumbing installation and repairs. Demonstrates technical knowledge in repairs relating to dishwashers, hot water heaters, ice makers, toilets, sinks. Basic knowledge of sewer line stoppage and repairs, soldering copper pipes and gluing PVC/ABS polybutlane pipes

The Maintenance Supervisor position is responsible for all maintenance concerns of the property. This includes maintaining the following items:

Full-time, on-site position to perform daily cleaning duties of all common areas and grounds and assists the Association Manager and Maintenance Supervisor as assigned. The job description includes but may not be limited to the following duties.

  • Clean office.
  • Clean all common area interiors including baths.
  • Clean laundry room and fitness room.
  • Make-ready cleaning.
